What's my property tax (LPT) band for 2027?
Your 2027 band is the one set by the value you declared for your home as at 1 November 2025. That valuation covers every year from 2026 to 2030, so for 2027 the band itself doesn't move. What can change is the amount: each council can raise or lower the basic charge.
The facts
- 1 November 2026 is the liability date for 2027. If you own a residential property on that date, you are liable for 2027. Revenue
- The band comes from your own valuation at 1 November 2025. That value, declared on your LPT return, applies for 2026 to 2030. Revenue
- There are 19 bands. Band 1 (up to €240,000) has a basic charge of €95 a year; Band 4 (€420,001 to €525,000) is €428; Band 9 (€945,001 to €1,050,000) is €903. Above €2.1 million there is no band and the charge is worked out on the value. Revenue
- Councils can vary the rate. For 2026, Dublin City Council charged the basic rate (0%), Fingal −5%, South Dublin −7.5% and Dún Laoghaire-Rathdown −15%. Each council sets its 2027 rate separately. Revenue
- Payment dates for 2027 aren't out yet (checked 9 October 2026). For 2026, paying in full by card or through An Post or Payzone was due by 9 January 2026, and monthly direct debits started on 15 January. If Revenue follows the same pattern, expect early January 2027. Revenue

What our estimate is, and isn't
EasyOffer estimates what a home is worth today from recorded sales nearby and the home's details. LPT is charged on the value you declared for 1 November 2025, not on today's value or ours. So the band we show is a guide to where today's estimate sits in Revenue's table, nothing more. Revenue's own guidance is the place to go for questions about your return.
