The facts
- The maximum rises by €5,000, from €30,000 to €35,000 (Budget 2027, 6 October 2026). RTÉ
- The €500,000 price cap on the home is unchanged. A new home that costs more doesn't qualify. RTÉ
- You get the lowest of €35,000, 10% of the price, and the income tax and DIRT you paid in the previous four years. So the full €35,000 needs a price of at least €350,000. MyHome
- It's for first-time buyers of a new house or apartment, or a self-build, that will be their home. Second-hand homes don't qualify, and the Government chose not to extend it to them. Revenue
- Already buying? Whether you get the higher amount depends on where your Revenue claim is; Revenue's updated guidance is the place to confirm the start date. MyHome

How to read this
- These are all homes sold, new and second-hand. Help to Buy only applies to new homes, and our sales data doesn't say which sales were new builds, so treat the share as a guide to local prices, not a count of qualifying homes.
- New-home prices on the Property Price Register are recorded without VAT. We drop records under €30,000 or over €10 million. The postcode comes from the address; sales without one count only in the County Dublin figure.
- The refund is paid towards the deposit, through the developer or your lender, after Revenue approves your claim. Check your own case with Revenue. This page is information, not financial advice.
